Help us build the Patriot Infill Program

Patriot Holdings has been in the manufactured housing community business for 20 years. We have built an established platform of communities across the country, and we are now growing it into a national one. A big part of that growth is filling vacant lots with new homes that residents are proud to own.

We care about the details. Full decks, clean skirting, landscaping, a finished look. We take a non-performing lot and turn it into an attractive, affordable home that a buyer values and a community is better for. Every home we set raises the brand standard for a Patriot community.

The Infill Program is the next chapter of that platform, and it has a lot of runway. We are looking for the person who will lead it for the next 10+ years.

The role

You own the delivery and installation of new manufactured homes across our communities, start to finish: home selection and ordering, dealer licensing support, permitting, site prep, installation, final inspection, turnover, and warranty follow-up.

You report to our Head of Construction and work closely with Asset Management, community managers, manufacturers, local building departments, and subcontractors. You will have multiple projects running at once in multiple states. The pace is fast and the work is interesting.

You are not just setting homes. You are building a division: the vendor network, the checklists, the budgets, the standards, and eventually the team.

What you'll do

• Work with Asset Management to pick the right homes for each lot: model, floor plan, size, specs, and options that fit the lot, the market, and the pricing strategy.
• Confirm site conditions, setbacks, utilities, and access before an order is placed. Get manufacturer pricing, place orders within approved budgets, and track production and delivery dates.
• Support dealer licensing in new states: gather application materials, track outstanding items, and keep a licensing tracker current.
• Identify and secure all zoning, building, and permit approvals. Schedule inspections, clear deficiencies, and close out with final approvals or certificates of occupancy.
• Build and manage a professional vendor list in every market: foundation, set and anchoring, decks and stairs, skirting, plumbing, HVAC, and electrical. Vet licenses and insurance, write clear scopes, bid competitively, and hold subs to the standard.
• Run the site: sequence trades, check quality against plans and manufacturer instructions, enforce safety, walk punch lists, and drive corrective work to done.
• Own the budget and schedule for each home or group of homes. Track commitments, change orders, and cost to complete. Report status, risks, and decisions needed.
• Coordinate warranty requests after move-in, keep a warranty log, and use recurring issues to improve specs, vendors, and process.
• Hand off finished homes to community operations and sales with a complete turnover package.
• Create the checklists, scopes, and reporting that make this repeatable across every Patriot community.

Who you are

• You have managed manufactured home installations, residential construction, or site development, and you know foundations, set and anchoring, utility connections, permitting, and inspections.
• You have run subcontractors, budgets, and schedules across multiple projects and locations at the same time.
• You read site plans, specs, scopes, bids, and contracts without help.
• You are a great communicator, organized, and a natural leader. People want to work for you and subs want to work with you.
• You take ownership. When something goes sideways on a site 1,500 miles away, you figure it out.
• You love this work. You get real satisfaction from turning an empty lot into a home a family is proud of.
• You are comfortable with spreadsheets and project tracking tools.
• You have a valid driver's license and you are ready to travel.

Nice to have: direct experience with manufactured housing communities and home manufacturers, working knowledge of the HUD Code and installation standards, dealer licensing experience, multi-state project experience, and construction management education or certifications.

• Finished homes handed over ready for a buyer to move in.

• Full-time, long-term position. We are hiring the leader of the Patriot Infill Program for the next 10+ years.
• Headquarters is in Las Vegas, NV. Quarterly in-person meetings at the parent office are required.
• Regular travel to communities is part of the job.
