Candidates must have prior Texas escrow or title insurance experience to be considered for this role. This is a firm requirement, not a preference. Applicants without hands on Texas title or escrow experience will not move forward in the process, regardless of other qualifications.
POSITION SUMMARY
The Curative and Post Closing Specialist is responsible for resolving title curative issues and completing all post closing tasks needed to deliver a clean, insurable, and fully recorded file. This role works closely with escrow officers, underwriters, lenders, and outside parties to clear title objections before closing and to finalize files after closing, including recording, policy issuance, and final documentation. Success in this role requires a working knowledge of Texas title insurance requirements, escrow procedures, and the documentation standards title underwriters expect.
KEY RESPONSIBILITIES
- Review title commitments and identify curative items such as liens, judgments, probate issues, deed defects, and outstanding taxes.
- Research county records, prior policies, and chain of title to resolve title defects and clear exceptions.
- Communicate directly with underwriters to obtain approval on curative items and unusual title matters.
- Prepare and request releases, affidavits, corrective deeds, and other curative documents needed to clear title.
- Coordinate with escrow officers, lenders, attorneys, and outside parties to keep files moving toward a clean close.
- Manage the post closing process, including confirming proper execution of documents, preparing files for recording, and tracking recorded documents back into the file.
- Issue final title policies in accordance with underwriter guidelines and file requirements.
- Maintain accurate, organized, and audit ready files throughout the curative and post closing process.
- Track outstanding curative and post closing items and follow up proactively to prevent delays.
- Ensure compliance with Texas title insurance regulations, company policy, and underwriter requirements at every stage of the file.
REQUIRED QUALIFICATIONS
- Prior Texas escrow or title insurance experience is required. This requirement cannot be waived.
- Working knowledge of Texas title curative practices, including liens, judgments, probate, and deed issues.
- Familiarity with Texas recording requirements and post closing procedures.
- Strong understanding of title commitments, exceptions, and underwriting requirements.
- Excellent written and verbal communication skills, with the ability to explain curative issues clearly to internal and external parties.
- High level of accuracy and attention to detail when reviewing legal and financial documents.
- Strong organizational skills and the ability to manage multiple files at different stages simultaneously.
- Proficiency with title production software and standard office software.
PREFERRED QUALIFICATIONS
- Prior experience specifically in a curative or post closing role at a Texas title company.
- Notary Public commission in the State of Texas.
- Established working relationships with Texas underwriters.
WORK ENVIRONMENT
The role involves regular use of a computer, phone, and title production systems, along with routine communication with internal team members and outside parties throughout the day.
