As the Director of Facilities, you will be responsible for assuring high standards of building and grounds maintenance, housekeeping, laundry services, security and leads building and renovation projects.  The Director is committed to seeing their departments continually improve the quality of services offered. They oversee thorough systems of preventive maintenance and safety management.  The Director has key roles in maintaining safety and security, budgeting (including capital budget development), determining the need for building renovations and major equipment replacements, addressing vehicle needs, assuring that various utilities and facility services are in place, and increasing resident satisfaction with the physical environment.  Provides timely communication to multiple audiences. Uses sound judgment in delegation and managing multiple priorities demonstrating sound follow-thru skills.  Demonstrates solid financial skills in purchasing, inventory control and contract negotiations.

This job requires strong analytical and technical abilities and demands fast, but carefully thought-out results. Strong leadership and control of the work process from beginning to end is necessary. The job centers around developing new ideas, systems and technology, and also analyzing and improving on old ones. A high level of expertise is expected and the ability to spot and correct errors is important. Work must be done right and quickly, while always focusing on accomplishing the goal and demanding the highest quality work from co-workers and subordinates. Interest and energy focuses primarily on the work at hand, with negligible inclination for small talk or social involvement. The broad scope of the job demands a factual, direct and authoritative style of communication. Decision-making, though swift, is very calculated and singular, with little reliance on consensus or collaborating opinions.

 

QUALIFICATIONS:

Knowledge and Skill

  • Require Bachelor’s degree in a field related to Environmental Services and management, Facilities Engineering or a wide variety of continuing education programs relating to Environmental Services management, and/or Facilities Engineering. Equivalent education/experience may be substituted for stated requirements.
  • Five or more years of experience in building maintenance and/or construction trades preferred.
  • At least 3 years of supervisory experience.
  • Appropriate licenses and certifications applicable to operating Bayview boilers and refrigeration units.
  • Basic computer skills.
  • Current Washington State driver’s license is desirable.
  • Understanding of and experience with construction.
  • Ability to read and interpret facility blue prints and mechanical and electrical drawings.
  • Ability to manage multiple situations simultaneously.
  • Ability to effectively communicate in both written and oral English.
  • Working knowledge of modes of transmission of infectious diseases, including blood-borne pathogens, and the practice of universal precautions.
  • Understands and respects Residents’ Rights.
  • Demonstrates patience; a genuine caring attitude toward the elderly, disabled persons, and children; flexibility; a positive outlook; the ability to focus on the strengths of other people; and a healthy sense of humor.
  • Demonstrated skill and experience in all of the categories mentioned as Specific Duties and Responsibilities.

 

SUPERVISION RECEIVED AND EXERCISED

  • Responsible to and receives broad direction from the COO.
  • Supervises all maintenance, housekeeping, and laundry staff.
