About A-1 Hospitality Group
A-1 Hospitality Group is an owner-operator of hotels in the Pacific Northwest, with a portfolio spanning IHG, Marriott, and Hilton brands. As owners, we build, renovate, and operate our properties for the long term — which means construction and purchasing decisions have to serve the guest, satisfy the brand, and make financial sense for the property on day one and for years after.
We are looking for a Project Manager who can own that work end to end: from early budgeting and design through construction, procurement, installation, and handover to operations.
Position summary
The Project Manager — Hospitality Construction & Procurement plans and delivers new construction, renovations, conversions, and brand-mandated Property Improvement Plans (PIPs) across the portfolio, and leads all related purchasing of Furniture, Fixtures & Equipment (FF&E) and Operating Supplies & Equipment (OS&E).
You will be the central point of coordination among ownership, hotel operations, brand teams, architects and designers, general contractors, and vendors. Your job is to bring projects in on time, on budget, and to brand standard — with as little disruption as possible to operating hotels and their guests.
Key responsibilities
Construction and renovation delivery
- Plan and manage projects end to end: scope, schedule, budget, phasing, permitting, construction, punch list, and closeout for ground-up builds, renovations, conversions, and PIPs.
- Coordinate design and pre-construction: work with architects, interior designers, engineers, and brand reviewers; review drawings and specifications for constructability, cost, and brand compliance.
- Run the field process: lead bid walks, contractor selection, and kick-off meetings; conduct regular site visits, verify progress and quality, and resolve field issues promptly.
- Protect operating hotels: phase work, coordinate shutdowns and room out-of-order plans, and communicate timelines clearly to general managers and operations teams.
- Close out cleanly: manage punch lists, warranties, as-builts, permits and certificates of occupancy, brand inspections, and formal handover to operations.
Procurement — FF&E and OS&E
- Own the procurement plan: build FF&E and OS&E budgets, quantity take-offs, and purchasing schedules tied to the construction schedule and opening or re-opening dates.
- Source and bid competitively: solicit and evaluate bids, negotiate pricing, terms, lead times, and warranties, and recommend vendors for ownership approval.
- Issue and track purchasing: prepare purchase orders and contracts, track approvals, production, freight, warehousing, delivery, and installation, and flag delays early with a recovery plan.
- Ensure brand compliance: purchase to approved brand specifications, model-room approvals, and PIP requirements for Marriott, IHG, and Hilton properties, as applicable.
- Control cost and quality: verify invoices against orders and deliveries, inspect goods on arrival, manage claims for damage or shortage, and maintain accurate procurement logs.
Budget, schedule, contracts, and communication
- Build and own project budgets: prepare capital budgets and cash-flow forecasts, track commitments and change orders, report variances, and recommend value-engineering options without compromising brand standard or guest experience.
- Maintain the master schedule: keep construction, procurement, delivery, and install dates in one integrated timeline and update stakeholders weekly.
- Administer contracts: support negotiation and administration of contractor, consultant, and vendor agreements; review pay applications, lien waivers, insurance certificates, and change-order pricing.
- Report clearly to ownership: provide concise written updates on progress, budget, risks, and decisions needed — no surprises.
- Keep complete records: maintain organized project files for drawings, approvals, budgets, orders, warranties, and compliance documentation.
Qualifications
Required
- Bachelor's degree in construction management, architecture, engineering, hospitality management, supply chain, or a related field — or equivalent experience.
- 5+ years of project management experience in construction, with at least 3 years on hospitality, hotel renovation, or multi-family / commercial interiors projects of comparable complexity.
- Demonstrated procurement experience, including FF&E purchasing, vendor bidding and negotiation, purchase orders, and logistics coordination.
- Working knowledge of hotel brand standards and the PIP process; familiarity with Marriott, IHG, and/or Hilton standards is strongly valued.
- Proven ability to manage budgets, schedules, contractors, and multiple projects at different stages at the same time.
- Strong reading of construction drawings, specifications, and contracts.
- Proficiency with Microsoft Office / Microsoft 365 (especially Excel) and project scheduling or construction management software.
- Valid driver's license and ability to travel regularly to job sites.
Preferred
- Experience with ground-up hotel construction and hotel openings.
- Experience working for or with an owner-operator, developer, or hotel management company (rather than only a general contractor).
- Familiarity with procurement platforms and freight / warehousing / installation coordination.
- Project Management Professional (PMP), LEED, or other relevant certification.
- Estimating experience and an established network of hospitality vendors, contractors, and installers in the Pacific Northwest.
Skills that matter in this role
- Ownership mindset: you treat the budget as if it were your own money and the finished hotel as if you will have to operate it.
- Clear communication: you can explain a construction or lead-time problem to a non-construction audience and get a decision quickly.
- Organization under pressure: long lead times, brand deadlines, and opening dates do not move — you plan backwards, follow up relentlessly, and document everything.
- Negotiation and judgment: you get fair value from vendors and contractors while preserving relationships the portfolio will need again.
What success looks like
- Projects open or return to service on the agreed date, within the approved budget.
- Brand inspections and PIP sign-offs pass without costly rework.
- FF&E and OS&E arrive complete, correct, and installed — no last-minute air-freight rescues.
- Hotel teams know what is happening, when, and what is expected of them at every stage.
What we offer
- Salary- $81,500 plus Bonus potential
- Travel Discounts across the world
- Paid Holidays & Vacation after 90 days
- Medical, Dental and Vision insurance after 60 days of full-time employment.
